Today multiple investment options are available in market with different specification and one of them is real estate. While asking to anyone about investing in real estate most of people including financial expert give instant response that real estate is good investment option.

Everyone think that one can earn lacs of rupees by buying and selling as real estate provides decent returns. Yes Real estate do provide good returns over a period of time but apart from return you have consider various other factors bedeciding real estate investment is good or bad . In this post we will guide you to make decision that real estate is good investment option or bad.

Our one of the client Mr.Raju thought real estate is good investment option and he has purchased flat at prime location of Navi Mumbai in 2010 for investment purpose. After 2 years that flat was giving him return of 50% and in order to fetch profit he has sold this flat.

Unfortunately, he was unaware about the tax implication on his hasty decision. Not only did he have to pay a substantial amount as tax on the profit, he also had to shell out the tax exemptions that he was availing of on the home loan. After considering this tax implication he was earning 5% return only.

Let?s understand all factors described above, before making any real estate investments:-

Tax Implications:-

Short term capital gains tax:

As per income tax rules, if anyone sells real estate within 36 months (3 years) of buying it, the profit (difference between the purchase price and the selling price) will be added to his income for that particular year and taxed as per the tax bracket he is in.

So if you come in the highest bracket (tax at 30%), your gains will be taxed at 30%.Therefore if you gained 10 lakhs from the sale, you will have to pay 3 lakhs as tax.

Long term capital gains tax:

As per tax rules if you sell real estate after three years or 36 months, then it?s considered long-term capital gain (LTCG) and you have to pay 20% of the profit as tax.

You can get exemption of this tax under certain conditions. ?To get the exemption, you need to purchase the new residential house within a period of one year prior to or two years after transfer of the original house. As far as under-construction house goes, the construction needs to be completed within three years from the date of transfer of the original house.?

Loan implications:-

Due to lack of money if you have bought the house by taking home loan than you can take advantage of tax exemption on your principal amount (up to 1 lakh per year) and interest (up to 1.5 lakh per year).

Income Tax Act says, if you sell a house within five years of buying it, the tax benefits on the principal repayment and interest paid on the home loan are reversed. These are then included in your taxable income in the year of sale.

Therefore, if you have availed 5 lakh tax exemptions for the principal (in 80 C) & 7.5 lakh tax exemption on interest in last 5 years (since purchase of this house), you have to add this entire amount in your taxable income & you will be taxed at whatever income bracket you fall in. If you?re in the highest bracket of 30%, then 30% of 12.5 lakhs will have to be paid to income tax dept.

Home loan Interest implication:-

If you have purchased a house through home loan, than you have to pay EMI. EMI consists of the principal amount and interest. In the initial interest component in EMI is maximum. You have to simply reduce your profit by Interest amount you have paid to bank.

Maintenance & other Cost:-

If you have purchase flat than you are liable to pay fix maintenance cost to society every month. Not only that every year you will be paying municipality/ property tax.

RBI has passed directive that prepayment penalty is not applicable otherwise it could lower your profits even more as bank were charging up to 2% penalty.

Rental Income:-

Many people think that they will rent their real estate investment and earn money. Nothing wrong in it but maximum rent in most of the case is around 6% on investment amount. This 6% return will not even cover inflation.

Apart from this you have to declare this rental income as taxable income which may increase your income tax burden.

Cost of Time and trouble:-

It is very easy to buy property but sometime it is very difficult to sale. You might have to wait month together to get good deal for your property, During that time,you are investing your time and money in efforts to sell this property.

Sometime in need of urgent money you may sale this property at discounted rate or may end up paying brokerage charges to broker. This will further reduce your profit.

If you put all factors considered above than PPF, FD or RD could be better investment option as you are earning fix around 9-10% interest per annum. This return is assured & returns tension free. Of course income tax is applicable on this return but if you consider all factor describe above it is defiantly good deal compare to real estate.

So, real estate is good investment option only if:-

(1)?? You can hold property for long time (more than 5 Years)

(2)?? If you have excessive cash and you need not to take any loan for making investment.

(3)?? You are making profit in black transaction and white transaction profit is very less.

(4)?? You are always reinvesting profit from real estate to real estate.

After reading this article if you are thinking of hiding your transaction for not paying tax than think again, every transaction done above certain value is in eye of income tax.

Every registry paper requires your PAN card details and these details are capture by income tax. Income tax department may send you notice & you may be in other trouble.

MRAA joins coalition seeking 'death tax' repeal

The Marine Retailers Association of the Americas signed a letter asking legislators to extend the 2010 estate tax compromise.

As a member of the Family Business Estate Tax Coalition, the MRAA and others who signed the letter asked Speaker of the House John Boehner and House Minority Leader Nancy Pelosi to fully repeal the estate tax ? referred to by opponents as the ?death tax? ? or, at a minimum, to maintain current estate tax policy.

Current policy has an exemption level of $5 million and a maximum rate of 35 percent.

?Congressional action on the estate tax is urgently needed to prevent it from ensnaring thousands of new and unsuspecting family-owned businesses in 2013,? the coalition wrote in the letter.

The estate tax consists of an accounting of everything you own or have certain interests in at the date of death, according to the Internal Revenue Service. A ?fair market value? is assigned to the property.

A filing is required for estates with combined gross assets and prior taxable gifts exceeding $5 million for descendants dying in 2010 or later, according to the IRS.

?We believe it is essential that Congress act before the end of the year, or else the progress made on the estate tax will be undone by returning to the pre-2001 level of a $1 million exemption and a 55 percent rate to estates, and eliminating the current policy on spousal transfer,? the letter states. ?Such an outcome would have a devastating impact on family-owned businesses and farms.?

US wants tougher Pakistani action against Haqqanis

WASHINGTON (AP) ? The Obama administration expressed renewed frustration with Pakistan on Tuesday, urging its reluctant counterterrorism ally to break remaining links between its security services and the Haqqani network and stem the flow of bomb-making material into Afghanistan.

A State Department report credited Pakistan's government with taking action against al-Qaida last year, even though the United States acted unilaterally in the commando operation that killed Osama bin Laden in Pakistan. It called Islamabad's attempts weaker when it came to snuffing out groups such as the Haqqani network and Laskhar e-Taiba.

At a Senate confirmation hearing, the diplomat nominated to be America's next ambassador to Pakistan said that getting Islamabad to crack down on the Haqqani network would be his "most urgent" responsibility.

"This will be a primary focus of my activities and diplomatic engagement with Pakistanis, to encourage further measures against the Haqqani network, further squeezing of the Haqqani network," Richard Olson said.

The Haqqani network, a subsidiary of the Taliban, is based in northern Pakistan but moves into Afghanistan to launch attacks on U.S. and NATO forces before returning to Pakistani territory. The Pakistanis say they're doing all they can to rein in the Haqqanis, but elements in the Pakistani intelligence and military communities maintain relations with him to hedge their bets for when the United States leaves Afghanistan in 2014.

Olson also commended Pakistan for helping the U.S. so that "we are virtually within grasp of defeating al-Qaida as an organization," but said far more could be done to combat the threat of the Haqqanis.

Congress has been pressuring the Obama administration to slap the terrorist label on the network. By voice vote last week, the Senate approved a bill that would require the secretary of State to report to Congress on whether the Haqqani network meets the criteria to be designated a foreign terrorist organization and if not, to explain why. The report is due within 30 days of the president signing the measure.

The bill now goes to President Barack Obama.

Presenting the annual "Country Reports on Terrorism," the State Department's counterterrorism coordinator, Daniel Benjamin, declined to comment on the pending legislation or his department's review. He noted that the administration has targeted top individuals of the Haqqani network with sanctions, even if it hasn't issued a blanket designation for the entire group.

U.S. officials say the network represents perhaps the biggest threat to Afghanistan's stability through its use of Pakistan as a rear base for attacks on American and coalition troops. Congress is impatient. Some lawmakers believe the Obama administration is reluctant to act because it still hopes to coax the Taliban and affiliated groups into Afghan reconciliation talks that would help the U.S. withdraw combat forces over the next two years.

The State Department's report said violent extremists continue to find refuge in Pakistan, leading to more aggressive and coordinated attacks in Afghanistan. One example was the Haqqanis' September assault on the U.S. embassy and NATO compound in Kabul, which included small arms fire and rocket-propelled grenades from insurgents at a construction site less than a kilometer away.

Roadside and other bombs remain a major risk to coalition forces, the report said. Most are made from materials such as ammonium nitrate fertilizer and potassium chlorate manufactured in Pakistan, which has taken "some measures" to restrict the flow.

The report also warned about gains in Yemen made by al-Qaida's Arabian peninsula offshoot and the continued threat posed by Iran and Hezbollah.

Benjamin called Iran the "pre-eminent" state sponsor of terrorism and said the international terror campaign that it and its Lebanese proxy Hezbollah are conducting rivals any by the tandem since the 1990s.

In total, there were more than 10,000 terrorist attacks in 70 countries last year. Some 12,500 people were killed, the majority in Afghanistan, Pakistan and Iraq.

Still, the global figures reflected a 12 percent drop in terrorism from 2010.

Africa was an exception. The increase in terrorist attacks there was largely because of Boko Haram, a radical Islamist sect in Nigeria.

Promoting Your Products Online? 5 Legal Concepts You Should ...

Don?t over-scrutinize every word you enter online, but do realize that you?re a publisher now.

The internet ? and particularly social media ? has made everyone a publisher. That?s a good thing if you have products or services to sell. You have control over content, and it?s free or relatively inexpensive to get your message out the way you want it to appear.

But traditional publishers, companies that produce books and magazines and newspapers, have entire legal teams who pore over every word. And still they worry about breaking a copyright law or crossing the line with what they may think is a harmless sentence or photo caption.

Granted, you?re not as likely to be slapped with a lawsuit as a major publication with hundreds of thousands of readers is. And social media are so young that everyone is still trying to sort out the rules. But there are some very basic publishing guidelines that you should know.

Protect yourself. You know those tiny links to privacy policies and terms of use agreements that appear at the bottom of websites? The bigger and more prominent the company, the lengthier these documents are. As a blogger or a website developer, you should post a very visible link on your landing page to a set of rules governing contributions to the site.

And enforce them. If you don?t understand the concepts of slander and libel, there are many sources on the web that you can consult. Even if you never write anything about a competitor that could be considered defamation, a contributor could. In some cases, you may be liable. So be sure that comments are monitored regularly and offenders are shown the virtual door.

Respect the intellectual property of others. This is a complex publishing rule ? and one that is often broken. If you?re going to reprint something from another source that is copyrighted, look for a copyright notice and read its rules. Sometimes, permission is required, while other times you are free to paraphrase or take content verbatim as long as the original creator is credited. There are exceptions; these are referred to as fair use. To be safe, always ask and/or acknowledge the source.

Be careful, too, with re-publishing, for example, a glowing post that someone wrote about your product on Facebook. There?s a difference between public information and public domain. Private citizens like your Facebook fans have legal rights, so again, always ask ? especially if you?re going to print a photo.

Protect your own work, too. Consider posting a copyright notice.

Be aware of the promotional guidelines on other sites. The major social media networks ? and lots of lesser-known sites ? have their own rules governing how you can use their space for promotion. Here are Twitter?s and Facebook?s. If you?re on someone else?s blog, check out any restrictions they have before posting. Some will boot you off for doing anything that smacks of self-promotion. In many cases, it will be fine to post an answer to someone?s question and include a link to your website or blog in your signature line.

Choose your words carefully when responding to a complaint. It goes without saying that if someone airs a grievance about your product on your blog or Facebook page, you want to:

  • Thank them for their feedback
  • Ask for more information if necessary
  • Assure them that their concern will be addressed by the appropriate employee
  • Follow up.

Resist the urge to acknowledge a problem in print, for all to see, unless there?s a simple fix for a minor problem that you want to make public. Lawsuit-happy readers may try to use your statements against you.

Disclose. Investment writers have to disclose any relationship they may have (particularly if they?re stockholders) when they write about a specific security. If you ? or someone you?re compensating, even if it?s just a free t-shirt ? go to another social venue online to say positive things about your products, you must disclose your relationship. You can?t pose as just a consumer and say nice things if you?re tied to the business in some way.

Undoubtedly, these rules are broken frequently on the internet with no consequences. There?s too much territory to police. But an ethical, conscientious publisher doesn?t have to break any of these rules to promote a brand, develop social relationships with prospects and make sales based on an effective online presence.

The stories of Bryan Young: Writer's Rules Revisited #2

Last week, I opened up a new series on the rules of writing based on my original "50 Rules and Tips for Writers." It was very popular and people really seemed to like it, so I'll certainly be keeping it up.

The three rules we'll be talking about are primarily for screenwriters. As much prose writing as I've done, I've probably done as much screenwriting. (The next episode of Confessions of an Independent Filmmaker will be highlighting a lot of the misadventures I had in the Hollywood agent and screenwriting system.)

Over the years I've talked to a lot of readers, mentors, and screenwriters that seem to back up these philosophies. There are a few important things to point out when screenwriting, though. The first is that everyone has a different style of writing a screenplay, but the format is largely the same. If you want to compare and contrast, read Alex Proyas' early draft for Dark City, it's very florid and reads, at times, very much like a turgid noir novel. On the other hand, check out William Goldman's script for Butch Cassidy and the Sundance Kid. It's almost boring to read because it's so clinical and precise with the shots. In both cases, each script served as a blueprint for a masterpiece of a movie.

Perhaps that's the key to being a good screenwriter: reading screenplays that served as blueprints for the very best of films.

The next most important thing to remember is who you're writing your screenplay for. If you're trying to pitch a production company, a producer, or an agent (even an actor), chances are they're passing the reading off to a reader. It's the reader's job to read screenplays all day, every day. That's what they do. And they've seen every bit of bad writing and formatting in the book. Since they do it so much, they are looking for absolutely any reason to toss your opus into the trash.

These rules are aimed at taking away some of the biggest reasons they have for discarding your manuscript.

Though these are geared toward screenwriting, they could be construed as applicable to prose and novels as well in some cases. Personally, I find any bit of advice on writing in any medium useful and insightful. If nothing else, it gets me thinking about writing from a different direction and sometimes that's exactly what we need to unstick our process.

9)?No one likes to read large blocks of text, keep action to one or two lines but no more than four.


This rule is?inviolable?when I'm working on a screenplay. If you're familiar with screenplay format, you'll know that a typical page will have a slug line in all caps telling you where you are and what time of day it is. Below that will be blocks of action to set the scene and describe the motions characters are going through.

If there are more than four lines in any one instance of action, I know exactly where to cut. Even if I can't lose any of the action I've written, I will break it up into two (or more) blocks separate of each other. These blocks of action are how you pace a scene. Longer blocks of text keep readers reading longer, shorter blocks make them feel like they're flipping through pages at an alarming rate. It's a difficult thing, but you are managing the physical reading experience of these readers every bit as much as you're managing the storytelling experience.

This is a very simple bit of manipulation.

This serves as a good way to keep readers from skipping huge chunks of text as well. Readers go through so many screenplays that they are looking to make it go as fast as possible. If you give them a reason to skip a passage because it's too long, it's not going to help your cause.

When I originally wrote this rule, it actually read Leave as much white space on the page as possible. Pages of screenplay sparse of text with lots of white space are in no way intimidating to read. Your job is to keep them reading, not to scare them off.

10)?Unless you're directing, keep inflections, camera direction, and editing suggestions out of the script.

This is one that a lot of would-be screenwriters seem to struggle with. I struggled with it in the beginning, too. And, like I said before, this is a rule that can be broken for some, but it doesn't work for me and I don't find it worth the risk.

Again: Consider your audience. If you're writing this as a shooting draft, ready to hand a camera?operator, then you're going to throw this rule out right now. The same could be said if you're making the movie yourself. If you're making the movie on your own, then you can write the screenplay

But if you're trying to get your screenplay read by someone who would in turn be convincing someone else to pick it up, buy it, and/or make it, you don't want to waste any words of your script on camera direction, editing, or speech inflections. You need to cram as much storytelling into your screenplay as it is, you don't want to bog it down with stuff that an ego-centric director and actor are going to cross out anyway. These guys are all the sort that think they're the most important person on a film and the last thing they want to do is take advice from the "writer."

I've seen it happen before: the writer visualizes the entire movie in his head, plotting every camera move and inflection in dialogue. They pour their heart out into making such a thorough and complete blueprint that they can't imagine the film turning out anyway but the way they planned. Then the director and producer come on board and they start hacking every piece of specific stage direction. "The script calls for a long panning shot, but I'm really seeing a hand-held closeup here." And so on.

Then the actor gets ahold of the script and guts the rest. "This bit of dialogue has the word 'must' underlined for inflection, but I'm not really sure my character would say it like that. I think they'd put the emphasis on 'the' and then trail off incoherently."

Now, it's the directors job to rein those attitudes in, but the writer's job ends when he hands over the blueprint. Things will not be exactly as you imagined them and that's okay. More than any other form of writing, screenplays are the most collaborative. You nurture and create a story, then, unless you're making the film yourself, you pass it on to a group of artists whose array of talents and strengths are much different than yours. The results will vary. Sometimes a brilliant screenplay will turn into terrible movie and other times a terrible screenplay will turn into a brilliant movie.

Sometimes it's hard to write around specific shots you have in your minds eye, but finding creative ways around them is an exercise in elegance.

CLOSE ON: The killer's hand as it slowly turns the doorknob...?The camera cuts to his eyes, the rest of his face obscured by a mask, as he squints at the sound of the squeaking door.
...can easily turn into:
The hand of the killer reaches for the doorknob, turning it slowly. The hinges squeaks and he flinches through the mask that partially obscures his face.?
Each tells the same story and imply the same shots, but with the camera directions missing, it feels more like prose and more pleasurable to read. It's shorter and tighter, and each sentence is a new camera set up without saying so.

With practice, removing all the scene direction while still implying it will be as easy as anything.

11)?Action should be clear and concise, like a children's book.


This is another rule of mine I struggled for a long time to get right in my own screenwriting style. I'm a big fan of guys like Hemingway with their long, flowing sentences that take you four different places interspersed with a dozen commas before ending in a period. Those kinds of sentences work just fine in prose, but you want to make your sentences small, clean, and concise.?


If possible, try to make each sentence its own camera set up.


If you can make each sentence vital to the story and the visual action of the film, not a single line will be cut. And don't write anything that can't be filmed. If you need to reveal some bit of a character that can't be filmed, do it in the story, the dialogue, or the actions of the character.?


The action is what needs to be filmed on camera.


For example:

GEORGINA THOMAS, 25, a statuesque blonde, struts up the street looking for a mark. She's had a hard life living on the street and it shows on her face. If she hadn't been abused as a child, maybe she wouldn't be on the street tonight...
How would anyone in their right mind film anything beyond the first sentence? It smacks of terrible screenwriting. How does the fact that she's had a hard life and had been abused as a child advance the action of the scene? Sure, these are things the actress might need to know, but these are blanks they'll want to fill in on their own.


If you've done a good enough job with the character, through their actions and dialogue, their backstory will fill itself in.


For the rest of the story, think about it as though you're reading it to a fifth grader. You don't need anything fancy to tell your story. The visuals will do so much more of the work for you, that you can afford to be elegantly simplistic here.?


Keep it simple, don't confuse anyone, and make it easy to read. It's really that simple.
